From the ground up

Early decisions echo the longest.

The lot, the plan, and the structural approach get locked in before a single wall goes up, and they set the ceiling on everything that follows.

So we spend time up front. What is on the lot, what has to be brought to it, what the jurisdiction requires, and what you actually want to live in. Then we build.

The land comes first

Drainage, soil, access for the trucks, existing trees, and where the utilities stop. In our part of Texas, drainage in particular deserves more attention than it usually gets.

Plans and permitting

Your permitting authority is not always the city on your mailing address — it may be the county or an extraterritorial jurisdiction. We confirm which body actually has authority over your lot rather than assuming, because getting that wrong is expensive.

Selections and allowances

Custom homes carry allowances for things you have not picked yet. We would rather set those honestly and have the conversation early than set them low and hand you a change order later.

Common questions

Things people ask us first

Do I need a lot first?
Not to start the conversation, but the lot decides an enormous amount — utilities, drainage, access, soil, and what the jurisdiction will allow. If you are still looking, we are happy to talk through what to watch for.
Do I need an architect?
You need plans. Whether those come from an architect, a designer, or a plan set depends on the house and the jurisdiction. We can talk through the options before you spend money.
What about utilities?
Water, sewer or septic, and power have to reach the site. On a raw lot that can be a meaningful part of the project, and it is one of the first things we check.
Can you give me a price per square foot?
We will not, because it would be a made-up number. Price per square foot varies enormously with the plan, the finishes, and the site. We would rather establish the scope first and then talk real numbers.
